Warmer weather marks the beginning of building season in Thunder Bay. The City’s Building Services Division reminds homeowners to check if they need a Building Permit for any project they want to take on this year.

Some common projects that require a Building Permit are:

  • Building a new structure (home, garage, shed, etc.)
  • Repairing, renovating, expanding or demolishing a building
  • Finishing a basement
  • Installing a swimming pool fence
  • Building a deck

“A Building Permit ensures construction complies with the Ontario Building Code and zoning by-law requirements,” said Penny Kok, Director – Building Services and Chief Building Official.

Common summer projects such as decks and sheds may require building permits.

For example, if a deck is attached to a building, or if it is more than 0.6m (23 5/8”) above the ground, a permit is required.

Sheds up to 15 square metres in area and other accessory buildings up to 10 square metres require a building permit.

As you plan your project, check with the City’s Planning Services to ensure it meets zoning by-law requirements. Failure to obtain a Building Permit may result in a fine of up to $50,000 for an individual’s first offence.
