If you wish to be notified of the decision of the Committee of Adjustment in respect of the proposed consent, you must submit a written request to Fiona.Buchan@thunderbay.ca.
Copies of all comments will be forwarded to the Committee and to the Applicant. The collection of personal information including names and contact information provided in written submissions is made under the authority of the Planning Act for the purpose of creating a Public Record. Personal information is collected in compliance with the Municipal Freedom of Information and Protection of Privacy Act.
Right to appeal
If a person or public body that files an appeal of a decision of the Committee of Adjustment, in respect to the proposed consent, does not make written submissions to the Committee of Adjustment before it gives or refuses to give a provisional consent, the Ontario Land Tribunal may dismiss the appeal.

Consent to Sever Applications
B-77-2024: 208 Dog Lake Road
The purpose and effect of this application is to create one new buildable lot.
The proposed Severed Lot has Lot Frontage of 112 m, irregular Lot Depth of 550 m and Lot Area of 59,900 m2.
The proposed Retained Lot has Lot Frontage of 113 m, irregular Lot Depth of 200 m and Lot Area of 22,600 m2.
If approved, the effect of this application would be the severance and conveyance of one new buildable lot and to establish any easements as may be required for servicing, as set forth in the application.
The lands are zoned “RU” – Rural Zone and designated as “Rural 1” in the Official Plan. The applicant’s site sketch and a key map of the subject lands are shown below.
The subject lands are not subject to any other application under the Planning Act at this time.

The purpose and effect of this application is to create one new buildable lot.
The Severed Lot has Lot Frontage of 10.22 m, Lot Depth of 47.37 m and Lot Area of 484 m2.
The Retained Lot has Lot Frontage of 9.90 m, Lot Depth of 47.37 m and Lot Area of 469 m2.
If approved, the effect of this application would be the severance and conveyance of one new parcel and to establish any easements as may be required for servicing, as set forth in the application.
The lands are zoned “UL” – Urban Low-rise Zone and designated as “Residential” in the Official Plan. The applicant’s site sketch and a key map of the subject lands are shown below.
The subject lands are also the subject of an application for a minor variance, File A-03-2025, which will be considered concurrently by the Committee of Adjustment on February 27, 2025.

Minor Variance Applications
A-03-2025: 251 Egan Street
To gain relief from Zoning By-law 1-2022, as set forth in the application and described in the table below:
- Table 3.1.1a
- Reduce the minimum lot frontage for the retained parcel from 10 m to 9.9 m
- Table 3.2.1a
- Increase the maximum setback to liveable building face for the severed parcel from 10 m to 12.44 m
- Increase the front setback for the building face of the garage building-face from 9 m to 10 m for the severed parcel
- Reduce the minimum front setback to liveable building face for the retained parcel from 4.5 m to 3.6 m
- Reduce the minimum interior side setbacks from the retained parcel from 3 m and .09 m to 1.4 m (west side) and 0.77 m (east side)
If approved, the effect of this application would be the construction of a duplex on the severed lot.
