Applications for the Housing Community Improvement Plan (CIP) grants are now available on the city’s website through the newly expanded Property and Permits Portal.
The Portal supports the City’s Digital Strategy, bringing more services fully online, available 24/7.
“Thunder Bay is growing, and we need more housing units and greater density to support that growth and improve affordability. Part of that plan includes financial incentives to develop housing,” said Mayor Ken Boshcoff, Chair of the Mayor’s Task Force on Building More Homes. “The goal is to add density with infill development, increased rental units, and additional units.”
Grant programs now available online include:
Additional Dwelling Units (ADU) Grant - Provide financial incentives to homeowners to add well-constructed, safe, and legal ADU’s that are accessory to a residential or mixed-use building.
Value of grant: The maximum value of a grant shall be up to 100% of eligible costs, to a maximum of $20,000 per unit, plus up to an additional $10,000 through the Servicing Grant should water and sewer connection upgrades be required. ADU Grant applications will be accepted on an ongoing basis - while funding lasts.
Multi-unit Residential Grant - Improve housing supply options by providing financial incentives to developers to support well-constructed, safe, and maximum density multi-unit residential buildings.
Value of grant: The grant may fund up to 100% of eligible costs, with a maximum of $25,000 per unit above the 70% density threshold of the zone. The maximum total grant value is $300,000 per property. Applications for intake one are open until October 27.
Properties that applied for a building permit after February 29, 2024, remain eligible to apply for these programs. Applicants may also apply for the Planning and Building Permit Fees Grant to receive up to $10,000 towards fees for planning applications or building permits.
